Amato’s Garden Center in South Brunswick could be converted into this

SOUTH BRUNSWICK – A longtime garden center could be replaced by a warehouse at the intersection of Route 130 and Deans Rhode Hall Road in the township’s Monmouth Junction neighborhood.

Forsgate Ventures XV, LLC of Jamesburg has applied to the Planning Board for approval to build a 7,250-square-foot warehouse with 320 square feet of office space on the 2.6-acre site.

The property at 47 Deans Rhode Hall Road, owned by Peter and Jo Ann Amato, includes Amato’s Garden Center Nursery, a residential home and a cell tower. The zone allows for warehouse use.

Forsgate Ventures XV is part of Forsgate Industrial Partners, a family-owned real estate development and investment company specializing in industrial and logistics properties.

Forsgate Industrial Partners has developed and is in the process of developing more than 30 properties in South Brunswick, including a 58,500 square meter industrial building at 77 Deans Rhode Hall Road and a 21,500 square meter building at 60 Deans Rhode Hall Road.

The company has also proposed building a 12,500 square meter industrial building at 90 Deans Rhode Hall.

The applicant proposes to demolish the garden centre and the residential building and instead construct a building with a floor area of ​​7,400 square metres, which is the size of just under one and a half football fields.

The cell phone tower will remain on the property, but access to the cell phone tower will be relocated according to the plans.

An exemption is requested for the minimum distance to the front garden, the minimum distance to a residential area and the minimum buffer area next to a residential area.

In addition, special permits are required for more than 10% of the parking spaces in the front yard and for the locations of the retention basins.

The Planning Board hearing is scheduled for August 14 at 7:00 p.m. at the South Brunswick Township Municipal Building.
