The areas of Kent where buying a home is cheaper than the UK average

The cheapest areas to buy a house in Kent have been named. Houses in the UK cost an average of £282,000, according to the latest data from the Government’s House Price Index, a fall of 0.6% on last year.

In Kent, only three areas had average house prices at or below the UK average. The postcode region in Kent with the lowest average house prices in the 12 months to 29 February 2024 was ME11, which covers the Queenborough area. Here the average house sold for £222,003.

The next cheapest postcode was CT17, which covers Dover, where the average house sold for £233,261 in the latest dataset. This was followed by CT16, which includes Dove, where houses cost an average of £271,725.

Over the last 12 months, the average price of a home in Kent was £426,485. That’s 51% more than the national average, but actually around £8,000 less than last year.

The most expensive month was Langton Green in Tunbridge Wells (TN3), where the average home cost £998,206. 86 homes were sold there last year and the average was 18.60% higher than the previous year, making Langton Green 254% more expensive than the average home in the UK. The next most expensive month was Penshurst in Sevenoaks (TN11), where the average home cost £882,437 (88 sales in the last 12 months).

And right in the middle of Kent was Sturry, near Canterbury (CT2), where the average house price was £374,278.

At a national level, house prices continue to fall across the UK. There are seven areas where houses typically cost less than £100,000. According to the latest data from the UK House Price Index, houses in the UK cost an average of £282,000. That’s a fall of 0.6 percent compared to last year.

This means that an average apartment costs eight times the average salary. However, in some neighborhoods, prices are much lower.

Our exclusive analysis of Land Registry data has revealed the price for which houses were sold in every postcode area across the country in the 12 months to February 29 this year.

The TS1 postcode area – which includes Middlesbrough city centre – has the lowest average house prices of any postcode area where at least 20 properties were sold in the last year.

Houses there have sold for an average of £70,560 in the last 12 months. This is actually a 4% increase on the previous year, when they sold for an average of £67,535.

The BD1 postcode area – which covers Bradford city centre – was the next cheapest place to buy a home, with the average home there selling for £74,686. This was also an increase on the previous year’s average of £71,975.

The postcode area DN31 – Grimsby – had the next lowest average at £75,147. This was followed by TS3 – Brambles Farm – at £83,975, DL4 – Shildon in County Durham – at £88,197, CF43 – Ferndale in South Wales – at £98,682 and BD3 – Barkerend in Bradford – at £99,206.

These are the only areas in the country where houses have sold for an average of less than £100,000 and where there have been more than 20 sales in the last twelve months.
