The 8 cheapest and safest cities to live in Florida, according to real estate agents

Florida has experienced a population boom in recent years as residents and retirees flocked there in the post-COVID era. But all that new demand has pushed up prices across much of the Sunshine State, forcing many residents and newcomers to seek relief in more affordable cities.

Unfortunately, the lower security often comes at the expense of a lower cost of living, but some Florida cities still offer the best of both worlds.

Palm Coast

For many, the dream of living in Florida is the dream of living on the water. That can be expensive – but it doesn’t have to be.

“Located on Florida’s northeast coast, Palm Coast is an ideal city for those who want to enjoy coastal living without breaking the bank,” says Alexa Orivri, founder of Riv Buys Properties.

“The city has a low crime rate, making it one of the safer options for families and retirees. Real estate prices are reasonable and you’ll find a mix of new builds and established neighborhoods.”

According to Zillow, the median home value in the city is $357,612, and according to the Neighborhood Scout Security Gauge, the violent crime rate is lower than the state as a whole and significantly lower than the national median.

Cape Coral

“Known for its extensive canal system, Cape Coral is not only a boater’s paradise, but also a city where affordable housing meets safety,” Orivri said.

“The cost of living is below the national average and the city consistently scores well due to its low crime rate. It’s perfect for anyone looking to enjoy the Florida lifestyle with a little more peace of mind.”

According to Zillow, home prices in Cape Coral have fallen 4.7% in the last year to just over $382,000. And in 2023, Greater Fort Myers Real Estate reported recent data showing that Cape Coral is one of the 20 safest cities in the country.

Ocala

For those who prefer to live inland, Orivri says Ocala offers a more leisurely life with a strong sense of community.

“Ocala is known for its equestrian culture and is one of the most affordable cities in Florida. The cost of living is well below the national average,” Orivri continued. “The city has invested in public safety, contributing to its reputation as a safe place to live.”

According to Zillow, the average home value there is just $273,783, and in terms of safety, it was named one of the 80 best places to live and one of the 30 best places to retire by U.S. News and World Report.

Gainesville

Gainesville is home to the University of Florida and, according to Orivri, combines the vibrancy of a college town with affordability and safety.

Data from Zillow shows that the median home value is just over $302,000—well below the national average—and AreaVibes shows that the violent crime rate is below the national average.

“The city offers a wide range of housing options, from quaint bungalows to modern apartments,” said Orivri. “It is also known for its low crime rate, making it an excellent choice for both students and families.”

Port Orange

AreaVibes gives Port Orange the highest rating of A+ for its crime rate—which is 42% below the national average—and an A+ rating for cost of living. According to Zillow, the average home there costs less than $362,000.

“Port Orange, near Daytona Beach, offers a small-town atmosphere and the benefits of proximity to larger cities,” Orivri said.

“Housing is affordable and the area is known for its excellent schools and low crime rate. It’s a great option for families looking for a quiet, safe place to live without breaking the bank.”

Tallahassee

AreaVibes says Tallahassee’s violent crime rate is lower than the national average and gives the city the highest A+ rating for affordability. Recent data from Zillow shows the median home value is less than $290,000.

“Florida’s capital is one of the most livable cities in the state, with an overall cost of living below the national average,” said Rinal Patel, founder of We Buy Philly Home.

“Plus, Tallahassee is more peaceful, quiet and safer than other cities.”

Vero Beach

AreaVibes gives Vero Beach an A- for crime and a B+ for cost of living. Zillow data shows the typical home there costs less than $377,000.

“For many, living in a coastal city like Vero Beach is more than a dream. In fact, this is one of the safest and most affordable cities in Florida,” Patel said.

“However, since the city is a popular tourist destination, it is best to be strategic and search for a house outside of the season, between mid-October and the end of May.”

Sebring

The city of Sebring receives an A+ cost of living rating from AreaVibes, meaning the violent crime rate there is lower than the national average. Zillow reports that the average home costs less than $247,000.

“If you are looking for an affordable, safe and friendly city to live in, then Sebring is an attractive place to consider,” Patel said.

“What makes this city so great is its central location and proximity to the state’s most popular attractions. This city offers natural beauty, parks, nature preserves and many other attractions.”
