Homes in Wayne County recently sold for higher prices: Here’s how much

Recently released Realtor.com data for May shows that prospective buyers and sellers in Wayne County sold homes at prices above the previous month’s median sales price of $151,821.

The median home sold for $159,663, an analysis of Realtor.com data shows. That means May, the latest month for which figures are available, was worth 5.2 percent more than April.

Compared to May 2023, the median home sale price increased 12% to $159,663 from $142,619.

Realtor.com gets its sales data from property deeds, which results in a delay of several months in providing current data. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Looking only at single-family homes, the median sales price in Wayne County in May was $159,663, up 5.2% from the previous month’s $151,821. Since May 2023, the sales price for single-family homes has increased 10%, from a median of $145,156.

No single-family homes sold for $1 million or more during the month.

In May, the number of recorded sales in Wayne County since May 2023 increased 12.6% from 119 to 134. All residential real estate sales totaled $13.7 million.

In Indiana, the median home price sold for $250,047 in May, up 2.8% from April ($243,349). Statewide, 10,857 sales were recorded in May, down 18.5% from May 2023 (13,323 recorded sales).

The total value of registered residential real estate sales in Indiana increased 3.7% from $2.1 billion in April to $2.1 billion in May of this year.

Of all residential real estate sales in Indiana, 1.18% of homes sold for at least $1 million in May, compared to 1.07% in May 2023.

Single-family home sales prices across Indiana increased 3.4% from a median of $244,163 in April to $252,421 in May. Since May 2023, single-family home sales prices statewide have increased 1% from $250,000.

Statewide, the sales price for condos and townhomes increased 1% from a median of $228,900 in April to $231,279 in May. The median sales price for condos and townhomes decreased 7.5% from the median of $250,000 in May 2023.

The median home sale price used in this report represents the average price of all homes or apartments listed during the specified time period. The median provides a more accurate picture of market trends than the average sales price, which would divide the sum of all sales prices by the number of homes sold. The average can be skewed by a particularly low or high sale.
