Price for Portsmouth Candy Cottage much lower

PORTSMOUTH – The tiny mid-20th century “Candy Cottage” property in the city’s South End is back on the market for $699,000, a significant drop from its previous asking price of $2 million in 2019.

The 84-year-old cottage at 445 Marcy Street, a one-bedroom, one-bathroom home, is once again for sale after its longtime owner subdivided the property last year, resulting in a cheaper offer than in years past, according to Great Island Realty broker Emil Uliano.

The 3,500-square-foot, baby-blue cottage has attracted attention in recent years due to its small size and high price tag. Decades ago, it served as a candy store known to locals as the “Lil’ House.” The camp-style building was owned by the Jones family, but was previously located in New Castle and used as a summer home before the old owners bought it and moved it to Marcy Street.

The Marcy Street cottage and property have been owned for years by Jim Sanders, owner and operator of the Sanders Lobster Company and Sanders Fish Market, just a few hundred yards up the street from the house.

Uliano, the broker for the property, said Sanders split the property in half last year. The original 0.34-acre lot now includes 0.14 acres, the cottage and the property at 445 Marcy St., while the new address, 20 Pray Street, includes the rest of the property and is not for sale.

“What we have marketed is a very charming little house that would be great if someone liked it as is, but it also has potential for renovations or major work,” Uliano said Thursday.

The building and the 0.14-acre lot are eligible for redevelopment, according to the latest property listing.

“Due to the lot size, there is ample opportunity to expand the home. Bring your contractor and your ideas,” the ad says. “Don’t miss this opportunity to own a piece of Portsmouth’s history and create your own sanctuary in the heart of the South End.”

However, redevelopment of the property would first require approval from the Portsmouth Historic District Commission.

The one-story shingle-style cottage was listed for sale again on July 15. According to Portsmouth records, the property was valued at $687,300 at the last appraisal.

“I get a lot of calls because of the uniqueness of the property and the location,” Uliano added.

According to the Multiple Listings Service, taxes on the property exceeded $11,000 last year.
